Before You Bid

Read the legal pack, inspect the property where possible, check finance, understand the guide price and reserve, and confirm all costs with your solicitor, mortgage adviser and tax adviser.

Buyer Reservation Fee and Total Purchase Budget

If you are the successful bidder, you must pay a buyer reservation fee of 4.5% of the accepted bid price inclusive of VAT, or £6,600 inclusive of VAT, whichever is greater, unless the lot documents state a different approved structure. This is a binding buyer payment under the auction terms and lot-specific legal pack. Budget for it in addition to the bid price, conveyancing, searches, finance costs, SDLT and any other purchase costs before bidding.

Documents to Review

Review title register, title plan, searches, EPC, property information form, fixtures and fittings form, lease documents where applicable, special conditions, auction memorandum and any addenda.

Finance and Independent Advice

Arrange finance before bidding and take independent legal, tax and surveying advice. Lot timetables can be short and document deadlines should be treated seriously.

After Winning

You will receive confirmation, payment instructions, document prompts and the lot timetable. Provide solicitor details promptly and keep contact information up to date.

Independent advice

Property auction documents should be reviewed with appropriately qualified legal, financial, tax and surveying advisers before any binding decision is made.
