Core Documents

A typical legal pack includes the title register, title plan, special conditions of sale, property information form, fixtures and fittings form, EPC and any addenda issued before auction close.

Searches and Enquiries

Local authority, drainage, environmental, mining, chancel, highways or other searches may be included depending on the property, location and solicitor preparation.

Leasehold and Management

Leasehold lots may include the lease, management information, ground rent, service charge details, insurance arrangements, licences, notices and restrictions.

Special Conditions

Special conditions can alter completion timing, cost allocations, arrears, rent apportionments, notices, indemnities and other obligations. They should be reviewed by a solicitor before bidding.

Solicitor Review Before Bidding

Letterbox can surface legal-pack documents and record bidder acknowledgement, but it does not interpret the documents, confirm legal risk or replace independent advice. Ask your own solicitor to review title, searches, lease terms, special conditions and the lot timetable before making a binding bid.

Registered bidders may be required to acknowledge that they have accessed the legal pack and considered independent advice before bidding access is unlocked for a lot.
